I am seeking a qualified architect/fire safety engineer or similar professional to produce a full set of Building Control drawings and a performance‑based fire justification for a 3‑storey HMO conversion. The property currently has 10 single‑occupancy bedrooms (3 on the ground floor, 5 on the first floor, 2 in the loft), with a single protected stair and Grade A fire alarm system. Compliance with Approved Document B Vol 2 (Residential – Other) is critical.
Scope of Work • Prepare comprehensive Building Control drawings, including: • Updated floor plans, elevations and sections • Details of fire compartmentation, protected corridors/lobbies, escape routes • Stair enclosure and structural protection details • Locations of fire doors, AOVs, detection and alarm equipment • Proposed upgrades (door closers, smoke seals, etc.) • Produce a performance‑based Fire Strategy Report covering: • Assessment of means of escape and ASET/RSET calculations • Justification for retaining timber staircase and 800 mm stair width • Mitigations for a single bedroom opening off the stair landing (e.g. upgraded door closers, AOV proximity, optional mist head) • Commentary on compliance with ADB Vol 2 and BS 9991 • Recommendations for any additional measures • Coordinate with any existing drawings and specifications I can provide.
Requirements • Demonstrable experience producing Building Control submissions and fire strategies for HMOs or similar residential projects. • Thorough knowledge of UK Building Regulations, especially Approved Document B (Volume 2). • Ability to provide examples of comparable projects—please include samples or links to previous work in your proposal. • Professional indemnity insurance and relevant qualifications (e.g. chartered architect, MIFireE, etc.) preferred. • Strong communication skills and ability to collaborate on project tweaks.
Deliverables • Finalised Building Control drawing set in PDF and native file format (DWG or similar). • Fire Strategy Report in PDF format, suitable for submission to Building Control. • Any supporting calculations or annexes referenced in the report.
Budget & Timescale • Please provide a fixed-price or a realistic hourly estimate along with your proposed timeline for completion. • I intend to select a freelancer within the next two weeks, with work starting immediately thereafter.
Conditions • Building Control Approval Required: The project’s success depends on obtaining Building Control approval. Payment will be conditional upon approval of your drawings and fire justification. If approval is not obtained, you agree to provide a full refund.
