I am seeking a solicitor or experienced legal professional to support the split of a mixed-use freehold title and the issue of a new 999-year lease for the commercial element (ground floor unit), being acquired via a SSAS pension scheme.
The final submission will be handled by the vendor’s solicitor, but I require independent legal support to:

Scope of Work: • Draft a new 999-year commercial lease, ensuring it is: • Land Registry compliant • Fully SSAS-compliant (e.g. no residential entanglement, no shared liabilities, no maintenance burden for upper floors) • Review and advise on the freehold title split and revised title plan • Recommend or review easements, covenants, and access rights (e.g. stair access to residential unit above) • Help ensure clean legal separation between residential and commercial elements • Provide written guidance to inform the vendor’s solicitor when preparing final documents

Key Requirements: • Experience with SSAS property transactions • Solid understanding of Land Registry title plans and lease registration • Familiarity with 999-year lease drafting in mixed-use/freehold split scenarios • Able to advise on HMRC and SSAS compliance, including independence and liability separation • Comfortable working in a support role alongside the vendor’s legal team
