Seeking a proactive and detail-oriented Property Scout with a sharp eye for Buy-to-Let (BTL) opportunities in Midland. The ideal candidate will identify high-potential residential investment properties, analyze local rental markets, and provide detailed reports justifying why each property is a strong investment choice.
This role is well-suited for individuals with strong local rental knowledge who are looking to earn extra income by leveraging their understanding of the local property landscape. To apply please submit with couple of exmaples covering the below
Key Responsibilities: Location Research & Assessment Identify properties in emerging or stable rental hotspots Assess local demographics, average yields, growth trends, and tenant profiles. Analyze factors affecting rental demand: regeneration projects, economic activity, transport links. Rental Demand Analysis-Use data from local letting agents, property portals, and councils to evaluate rental demand. Identify target tenant profiles Determine average rents, vacancy rates, and tenant turnover. Property Scouting, Identify specific BTL opportunities that fit target criteria
Reporting Submit detailed property investment reports that include:Investment summary,Pros and cons, Local area profile,Rental demand and yield estimate,Comparable rentals and sales,Agent feedback and Final recommendation on why to invest or not Build relationships with local estate agents and letting agents to verify market activity and rental demand. Essential Skills & Experience: Good knowledge of the Midlands property market (especially BTL investing) Experience in location assessment and data-driven decision-making Network or experience with local estate and letting agents
Research and reporting skills Ability to identify below market value properties, value-adding property features Proficiency with online property portals (Rightmove, Zoopla, etc.) Self-motivated, detail-oriented, and able to meet deadlines Preferred (but not essential): Existing connections with estate/letting agents Background in real estate, property management, or investment analysis
